Project Quantity Surveyor

Job role: Project Quantity Surveyor       
Location:   Dubai, UAE     
Our client is a leading Residential Developer. They are actively looking to recruit a well experienced QS with strong exposure to large real estate projects.        
Duties and Responsibilities:        
Assist in the procurement process for Sub-contractors, Suppliers and Service Providers.  
Assist in the finalization of LOIs, LOAs and Sub-contract Agreements.  
Review and assess technical aspects of Sub-contracts.  
Review, assess and monitor Sub-contract deliverables (bonds, programme etc).  
Prepare Sub-contractor advance payments (including monitoring invoicing for compliance).  
Prepare Sub-contractor interim payments (including monitoring invoicing for compliance)  
Assist in assessing earned value for Sub-contractor interim payments.  
Determination of interim payment entitlement and finalization of interim payment certificates.  
Calculate Sub-contractors monthly liabilities showing realistic figures and a prudent allowance for forecast costs and considering potential risks.  
Applying company policies, legal procedures & regulations, to maintain effective administration of the Subcontracts.  
Obtaining close out documentation upon completion of Subcontract Works and negotiating final (end) settlements of the Subcontract.  
Determine impact of Drawing and Specification Changes issued by the Employers professional team.  
Seek out potential variations through project correspondence and documentation and issues arising on site.  
Issue Contractors Instructions to Sub-contractors.  
Issue Request for Variation Proposals to Sub-contractors.  
Assist in preparing estimates for the Employer.  
Analysis of Sub-contractor costs for Employer and domestic variations including checking measurement and application of BQ and new rates.  
Prepare variation submissions to the Employers professional team including finding the maximum return for the Contractor  
Agree variation values with the Employers professional team.  
Determination and agreement of Variations to the Sub-contracts.  
Review / analyse Value Engineering opportunities and Sub-contract proposals and monitor implementation.  
Review / analyse risks and opportunities on the project.  
Drafting contractual correspondence and notices and ensuring they are issued on time to the Subcontractors as per the provisions of the Subcontract.  
Drafting contractual correspondence and notices and ensuring they are issued on time to the Employers professional team as per the provisions of the Contract.  
Support the Claims team by providing information and assembling supporting documentation in relation to notices and claims for Extension of Time and/or Disruption.  
Assist in the evaluation of claims received from the Sub-contractors       
Essential Experience:          
Real estate experience
5 years in industry
Degree educated
